Concrete Contractor in Sunnyvale, CA - Slabs Set Level and Sloped to Drain

Hallmark Menlo Park Concrete pours driveways, patios, garage floors, steps, retaining walls and foundations for homes in Sunnyvale, CA, with the ground packed firm underneath and the surface sloped so water runs away from your house.

Concrete work for homes in Sunnyvale

Sunnyvale is one of the cities we come to from Menlo Park for driveways, patios, steps, walls and foundations, along with Mountain View and Cupertino. Most of that work starts where a slab has cracked, settled or begun holding water, and the fix starts underneath, with the ground and the forms. The city runs its own building review, so before we set a date we find out what it asks for at your address.

What we check before we pour

The city's design data for building work lists rainfall of 2 inches an hour, so before anything else I look at where water runs off your driveway or patio now and where it will run once the new slab is down. Then we dig into the subgrade, the soil the slab sits on, because loose or soft ground under there is what lets a slab sink later.

  • Base raked, not packed. Where a crew rakes the dirt flat instead of digging it out and packing a firm base, the slab settles with the soil and cracks.
  • Slope toward the house. If a driveway or patio falls back toward your house, rain runs to the foundation and the garage door, so we set the fall before we pour.
  • Joints cut late. Control joints are grooves that give a slab a planned place to crack. Cut late or skipped, the slab cracks wherever it wants instead.

Concrete work we do for Sunnyvale homeowners

A driveway job usually starts with a slab that's cracked, sunk at a corner or holding water by the garage, and whether the ground under it has gone soft is something I only learn once we look. Price moves with the size, how much old concrete comes out, how much base we rebuild and the finish. If the budget is tight, I'd spend it on the base, because nobody sees it but it holds everything up.

Replacing garage floor concrete that's dusty, pitted or uneven takes the same care with the ground underneath as a driveway. The schedule turns on the permit check and on curing, the days new concrete needs to harden before it carries weight, so you'll walk on it well before you park on it. The on-site estimate gives you your own number.

Sunnyvale concrete questions answered

Do I need a permit for a concrete driveway or patio in Sunnyvale?

Check with the city's One-Stop Permit Center, because its permit list doesn't name driveways or patios and the city sends owners there for a project's requirements. Work in the public strip along the street and sidewalk needs an Encroachment Permit. We find out what your address needs before we set a date, handle the paperwork or help you with it, and don't start until it's in place.

When does a concrete contractor need a California license?

The state's Contractors State License Board says a license applies when the project needs a building permit, uses additional workers, or totals $1,000 or more in labor and materials. Sunnyvale also requires anyone doing business in the city to hold a city business license. We're licensed and fully insured.

How do I know if my Sunnyvale home is in a flood hazard area?

Check the city's flood zone page, since the city says FEMA has marked certain areas here as Special Flood Hazard Areas, with a 1% or greater chance of flooding each year. Those areas have special requirements for new construction or remodeling, and the current maps date from 2009. If you're in one, we check what applies before planning the pour.

Will a new concrete driveway crack like my old one did?

It can crack a little, since concrete shrinks as it dries, and I'd rather tell you that now than have you find out later. What we control is where it cracks and how far it moves, with a packed base and joints cut on time. Cracks that split and sink usually trace back to the base.
